Below, you will find a general example of a Landlord's Thirty Day Notice.  The thirty day notice is generally prescribed by the Illinois Forcible Entry and Detainer statute as the notice necessary to terminate a month to month tenancy.  The name "thirty day notice" can be misleading, as the law actually requires that the notice be served at least thirty days prior to the expiration of the next full rental period.  The thirty day notice must designate that the termination date is the last day of that next full rental period.  For example, assuming that a tenant rents from the first to the last day of any give month, a thirty day notice served on March 10 will actually terminate the tenant's tenancy as of April 30.  The requirements for inclusion in the thirty day notice are technical.  Do not attempt to prepare or serve the notice without a knowledge and understanding of the applicable law.  This is a form legal document and may or may not be suitable for your situation.  Consult an attorney before acting!  (Disclaimer)   We can assist you with the proper preparation of a thirty day notice.
